NEW OCCUPATIONAL CONTRACTS SIGNED ON OR AFTER 1ST DEC 2022
Holding Deposit (per contract): Equivalent to one week’s rent. This reserves the property. It will be withheld if the occupant withdraws, provides materially false or misleading information, or fails to sign the occupational contract (and/or Deed of Guarantee) within 15 calendar days (or other agreed deadline in writing).
Early Termination (contract holder’s request): If contract holders wish to end their contract early, they are liable for the landlord’s re-letting costs, plus rent due until a replacement occupancy begins. Charges will not exceed the total rent outstanding under the contract.
Rent Arrears: Charged at 3% above the Bank of England Base Rate for seven days if unpaid 14 days after the due date.
Missed Appointments: If missed due to the contract holder’s actions, a one-off fee of £24 (inc. VAT) applies, plus any actual contractor costs incurred.
Lost Keys or Security Devices: Contract holders are liable for the full cost of replacement. If locks must be changed, costs for the locksmith, lock, and key replacements (for all necessary parties) will also be charged.
Protection from Freezing: Contract holders must take reasonable precautions to prevent freezing and burst pipes, provided the landlord has insulated pipes/installations. Damage due to failure to take such precautions must be reimbursed to the landlord.
Infestation Prevention: Refuse must be properly and regularly disposed of to maintain hygiene and prevent pests. If infestation occurs, contract holders must clean, arrange for, or compensate the landlord for professional de-infestation at contract end (if needed).
Landlord’s Insurance: Contract holders must not do, allow, or fail to do anything that voids or increases the cost of the landlord’s insurance—provided relevant policy terms have been disclosed. They are liable for all increased premiums or expenses incurred due to such breach, by themselves, family, or visitors.
Notification of Defects: Contract holders must promptly notify the landlord/agent in writing of any damage, defect, or necessary repair affecting the property or contents—whether caused by them or their guests (e.g. burglary or attempted burglary). They are liable for consequential losses if notice is not given.
Proof of Charges: All charges will be evidenced with invoices.
